Power BI Expert (Commercial Real Estate)

We are seeking an expert Power BI professional with a specialized focus on Commercial Real Estate (CRE) Development and Operations. This role is pivotal in transforming our development and operational data into strategic insights that drive efficiency, cost control, and project success. The ideal candidate will be a data analytics leader who understands the entire lifecycle of a CRE project—from initial acquisition and entitlement to construction, lease-up, and ongoing property operations. This individual will be responsible for creating a robust analytics framework within Power BI to monitor key performance indicators (KPIs), track project budgets, and provide real-time visibility into the health of our development and operational portfolio. Key Responsibilities: • Data Modeling for Development & Operations: Design and build sophisticated data models in Power BI that integrate a wide range of data sources specific to CRE development and operations. This includes integrating data from: • Project Management Software: (e.g., Procore, Aconex, Microsoft Project) for construction timelines, budget tracking, and change orders. • Operational Platforms: (e.g., MRI, Yardi, Argus) for property-level financials, leasing status, and tenant data. • Financial Systems: (e.g., Oracle, SAP) for general ledger, accounts payable, and cash flow. • External Data: Market data, demographic information, and industry benchmarks. • Dashboard and Report Development: Develop and maintain a suite of dynamic Power BI dashboards and reports that provide strategic insights into: • Development Performance: Project schedules vs. actuals, budget vs. actuals (hard and soft costs), and variance analysis. • Operational KPIs: Occupancy rates, rent collection, NOI performance, and operational expense tracking. • Risk Management: Identification of project cost overruns, schedule delays, or operational inefficiencies. • Portfolio Health: Aggregated views of the entire development and stabilized portfolio, allowing for comparative analysis. • Cost and Budgeting Analysis: Utilize Power BI to create detailed reports that track and forecast project costs throughout the development lifecycle, providing leaders with the ability to monitor burn rates, approve change orders, and manage financial risk. • DAX and Data Transformation: Write advanced DAX expressions to create complex measures and calculations necessary for development and operational reporting (e.g., Return on Cost, Internal Rate of Return (IRR), and Debt Service Coverage Ratio (DSCR)). Use Power Query to clean and transform messy data from various construction and operational systems. • Process Improvement: Collaborate with project managers, construction leads, and property managers to identify reporting needs, automate manual processes, and provide data-driven recommendations for improving efficiency in both development and operations. • End-User Enablement: Train and support development and operations teams on how to effectively use Power BI dashboards to monitor their projects, make data-backed decisions, and reduce reliance on static reports. Qualifications: • Bachelor's degree in Construction Management, Real Estate, Finance, Data Analytics, or a related field. • Minimum of [X] years of experience as a Power BI developer with a strong portfolio of projects. • Expert-level knowledge of Power BI Desktop and Power BI Service, including data modeling, advanced DAX, and Power Query. • Deep, hands-on experience in the Commercial Real Estate industry, with a specific focus on the development and operational phases. • Strong understanding of construction financials, project management methodologies, and property management best practices. • Proficiency in SQL for data extraction and manipulation. • Excellent communication, collaboration, and stakeholder management skills. • Ability to translate complex business problems in CRE development and operations into effective and intuitive data visualizations. Preferred Skills: • Experience with construction management software like Procore, CMiC, or similar platforms. • Familiarity with property management systems like MRI or Yardi. • Microsoft Certified: Power BI Data Analyst Associate or other relevant certifications. • Knowledge of financial and accounting principles as they relate to CRE development. • Experience with cloud data services (e.g., Azure, AWS).
